We treat every booking and each Guest as exceptional and very important.
Bookings can be made using the booking form available on our website or by e-mail. Each booking is subject to confirmation by the Landlord regardless of whether made online or by e-mail.
Bookings are fixed once 50% of the total price for the stay has been paid and the payment has been credited to our bank account as the deposit. The remaining 50% must be paid by bank transfer 14 days before your arrival or by cash on the day of your arrival, subject to agreement with the Landlord.
The deposit counts towards your down payment for your booking.
If you cancel your booking at least 6 weeks before your arrival, you will receive a full refund. If you cancel your booking less than 6 weeks before your arrival, your deposit will not be refunded.
You are welcome to check in from 3.30 p.m. on the day of your arrival. The check-out time is 11:00 a.m. on the day of your departure. Please be informed that early check-in is subject to room availability. Secure luggage storage is also available.
The Landlord is not responsible for any property left unattended by Guests.
The rooms should be left in the same condition they were in when you arrived. In the event of any damage or destruction to the Landlord’s property, the Guest shall be held responsible and be required to cover any costs of repairs, loss or destruction. Please do not rearrange the furniture.
The common areas (kitchen, living room, patio, pool, garden, etc.) are open 24 hours a day, provided that such safe use does not disturb the peace and comfort of other Guests. Please consider others when using these areas and help keep these places clean and tidy.
Smoking is strictly prohibited in all areas inside and outside the buildings except for specially designated areas reserved exclusively for smoking.
Fresh towels and the bed sheets are changed once a week.
Our Guests are always free to come and go as they please, however, we do request that you inform the Landlord should you be wanting to invite non-guest visitors.
We love animals and have our own dog but we do not know how it may react to other animals, which is why, to ensure the comfort and enjoyment of all our Guests, we do not allow other pets on the grounds.
Quiet hours start at 11:00 p.m. and end at 7:00 a.m. and we ask that you keep noise to a minimum to ensure all our Guests get a good night’s rest.
Please be informed that we charge a lost key fee of €35 for the locks to be changed.
We accept payments by bank transfer, PayPal, and cash. We will soon also accept credit card payments.
You will be required to provide your passport or other identification when you check in.
We will try to assist with any special requests and they may be subject to an extra fee.
The Landlord also lives on the estate and is available 24/7.

The local tax of €0.90 per person per day is not included in the room/house rate.
We are pleased to offer a complimentary photo shoot session for every Guest (2 photos).
The Landlord also lives on the estate and is available 24/7.
